Combined Loan-to-Value** is a term used to describe the sum of the new first and second mortgage balances divided by the lower of the new appraised value or contract purchase price and expressed as a percentage. For example, if your new first mortgage balance is $90,000 and your new second mortgage balance is$5,000, and the lower of your purchase price or appraised value is $100,000, then your Combined Loan-to-Value is 95%. Combo** is a term used to describe when both a first and second mortgage are done at the same time for a particular borrower or set of borrowers. Annual percentage rates generally range from 3.625% – 10.75% based on credit worthiness. Percentage of down payment may range from 5.00% – 90.00%. Payment terms may vary. For example, if you qualify for a rate of 5.75% and your new first mortgage is $90,000.00 and your new second mortgage balance is $5,000.00, your down payment will be $5,000.00 for a 30 year term and your monthly principle and interest first mortgage payment will be $525.22.
